So after doing a lot research and asking a lot of questions I understand now that wholesaling is the best way to get to the real estate investing now my question is what are some of the best way to get leads I have limited funds so d4d has been my main way but people keep saying direct mail to reach out but seems to be a little expensive also where do I get list from I see pre foreclosure, taxes etc but I’m not sure what list to pursue or where a motivated seller would be with in these list any advice will help

First off, despite popular belief, wholesaling is not investing, it is a marketing job/business. Second, the "best" way to find leads will vary depending on area, your skills, your abilities, your funding, and your market conditions.

Bandit signs may work but in most areas are illegal so you should check with your local laws to make sure you are operating legally.

A website is also a good and inexpensive way to market getting motivated sellers coming to you. D4D is good in my opinion as it not only puts you in front of potential motivated home sellers when you target the right property conditions, but at the same time, gives you insight and experience into your local market conditions knowing street by street which areas are good, bad, and very bad.

There are tons of ways to get leads, lots of ways to do it legally and even more ways to do it illegally. So you should decide what type of business you want to operate.
