It’s been a little challenging but I think we are about 2 weeks from finishing a 3 level 5 bed /3 bath house so it’s been a big project. 

In this part of the market cycle, newer vintage assets, median incomes of at least 50k, washer dryer hook ups, more two beds than ones, townhome style assets.When the broker showed us the deal we didn't have to waste time analyzing it.

I'd reduce the size of your units and stick more to 1 bed and 2 bed than what you have the numbers aren't really looking good on this deal. 

I've come up with these key features:- Internet (a given)- Washer/dryer- Pet friendly- King bed- EV charging (?)

I’m going to renovate pretty much everything and add a detached garage with a possible 2 bed apartment above.

***Update Here***Should I keep Or Sale Gut Flip in B- area.If I sale my new flip best I’ll get is 30k after 9 months.If I keep as a Long term rental I’ll have to convert the garage into a 1 bed cottage at an additional cost of $35k leaving a total of $107k left in this deal after 70% refi and closing cost.

My buy box consists of a 2 bed/1 bath minimum property within 45 minutes of Raleigh, NC.

My house is a 1,000 sq. ft. 3 bed, 1 bath, with a detached 1-1/2 car garage, partially finished basement with washer & dryer, updated kitchen, and deck off of the rear.

All of my properties have been 2-3 bed units.
