The property in question is a mixed-use, with a ground floor commercial unit, and one residential unit upstairs. 

You might know of the vacant house down the street and be saavy enough to do the research and hunt down the owner and sweet talk yourself into a deal.   

If you mixed in cold calling or follow up you'd have better success.

There is no set mix %.  

Some investors are leaning on smaller units and even including some mix use options in their search as well to see if those numbers make more sense. 

Mobile lenders also do not seem to want to lend on it due to the mixed nature of it.

But what I can say is that you have to have a mix of both especially if you're starting out.

Now mix those 2 with other strategies, say arbitrage for STR, and a person can get majorly amplified returns.
