Ideally I would like for ALL of participants to walk away with something of substance but that seems to be somewhat of a challenge because of the diversity in the class.

Walls, doors, carpets and fences are enticing targets to "party hardy" student renters after a few beers or other intoxicating substances. 

@Ray Harrell I believe those hazard substance inspections are required to be done by licensed engineers in Washington DC, but yeah, I am pretty certain that I have to dig deeper for better prices at least.

There are the local REIA in our area which may or may not have good substance during a specific night.

NC has regulated some abuses (e.g. lease option abuses) but let the market decide their fate, both in name and in substance.

Has the Property ever been tested for radon, lead, mold or any other potentially toxic substances?
