Teaching Class on Real Estate Investing (Need Ideas!!!)

Hello Bigger Pocket Community, I'll be leading a class on investing in real estate. The class is very small maybe 8-12 people from all different backgrounds ranging from 21-65 years of age. Some are fresh out of college with no experience in purchasing a home. There are also some that own multiple properties that are looking to retire. Ideally I would like for ALL of participants to walk away with something of substance but that seems to be somewhat of a challenge because of the diversity in the class. I want it to be memorable and NOT your cliche "Become a Millionaire in Real Estate!!!" seminar courses. BP community please help me out with some objectives I should have for the class. I would really appreciate it...thanks in advance
