Mediocre deal at bestYou might as well put all that money into a dividend stock that yields 2.5% and call it a dayjust LOL @ spending large amounts of time and resources to retrieve a single digit return when you can accomplish the same thing with dozens of other kinds of investments with virtually zero time and effort

You could not send an accurate good faith estimate until he retrieve his stuff but the judge hearing this could say you could have just estimated it all was trash and sent that estimate in 21 days.

I suggest you fully understand the market relative to employment and population trends, cap rates, retrieve rent rolls, at least two years of income statements and insure excellent property management, all key however not all inclusive.

Plus most deals are not on MLS, I have to retrieve them myself through marketing and then ask him for comps.The other hand to that is the reality that agents may need to follow ethical codes that are unnecessary as a straight investor.
