I has two GREAT property managers that immediately come to mind, one handling 5 high end high rise condos I owned in Phoenix and the other one handling a 12 unit very lower end apartment building I owned in Arlington, Texas.  

The only other option that comes to mind is to make the improvements and try to achieve favorable rental rates to push the story that 2 BR homes rent for a premium because its unique.

It's possible to find great tenants with thorough screening, but also be mindful if you're considering short-term (e.g., AirBnB) as it will expose your property to bad actors.Law enforcement and the legal system seem to operate quite slowly out there.

To scale, replicate this winning formula in similar markets, optimize operations for Section 8 tenants, and consider networking with like-minded investors to uncover new opportunities and partnerships.

And do you have a certain price range in mind and I assume you're good with up to a moderate level of rehab?

hey @Keith Mintz A couple investors on the forum that come to mind (among many others) are Noah Laker and Michael King.

The thoughts that are running through my mind being this close is creating a nightmare in my mind that needs to be calmed.   

Just know that it is a "no days off" kind of business and very mechanical.I would suggest documenting your process via video so that eventually you can bring people on to replace the different hats you will be wearing.Keep in mind of these 5 components of any wholesale business.lead generation, deal sourcing, underwriting, marketing, transaction coordination.

You may need to resubmit things several times, have a hard time getting ahold of them, and there is a very high chance they blow your deal up last minute, but at least you have the opportunity to get the best rate!
