Hello, Bigger Pockets Community!

My name is Shelly, and I’m excited to be part of this forum. I live in the Metro Atlanta area (near Gwinnett, Walton, and Rockdale counties) and am open to opportunities in other areas as well.

I’m just starting my real estate investing journey with a focus on wholesaling. My goal for 2025 is to close a minimum of 1–2 deals per month as I work toward creating financial freedom for my family. Over time, I’d like to expand into short-term rentals, buy-and-hold properties, and flips.

I’d love to connect and learn from this amazing community. Specifically, I’d appreciate:

• Wholesale contracts: Recommendations for templates or tips on using contracts effectively with sellers and buyers.

• Off-market deals: Creative strategies for connecting with potential sellers and standing out in a competitive market.

• Deal evaluation: Simple, actionable advice or tools to help me confidently analyze and structure deals.

I’m also looking to network with wholesale-minded agents, understand local buyers’ preferences (buy boxes), and explore mentorship or partnership opportunities that can help me gain momentum.

Hello Shelly, Good luck on your journey.  Wholesaling real estate is a great way to start as you must become familiar with deal underwriting and deal sourcing.  Just know that it is a "no days off" kind of business and very mechanical.

I would suggest documenting your process via video so that eventually you can bring people on to replace the different hats you will be wearing.

Keep in mind of these 5 components of any wholesale business.

lead generation, deal sourcing, underwriting, marketing, transaction coordination.
