Sounds like you tried to bless them, but maybe there is another release further down the pipe you haven’t released??

I took the included title insurance and even though it was slow it worked out ok, I had a lien release regarding the HOA and was not hit with any additional fees.

Then, once a new tenant moves in, they are released from their lease.

Just release that contract if you know you aren’t gonna find a buyer.

They will put it in escrow and release it in parts as you reach certain points in the rehab (and prove it with invoices and pictures and what not).

Update: We have requested a mutual release of contract due to fears for my and my children’s safety since I am the property manager and complete most small repairs myself having my child with me.
