Is this something you think I might want to stay away from given my relative inexperience?

Something like that is why I put in the "inexperience buffer". 

Not saying it's not possible, I'm just saying in small markets, the demand isn't always there for the long term, nor are the managers able to sustain due to inexperience and lack of quality handymen/cleaners. 

Additionally, many of them get improperly listed as single families due to the inexperience of many agents in the multifamily sector.

Is the market correct for inexperience people like myself ?

I was attempting to build in buffer wherever I could to defend against my inexperience and the price hikes in both labor and materials that we've seen lately.  

Quite frankly, the fact that you have to ask shows your inexperience.  

But as a private REI, just find your own properties or hire a Realtor, they will have a vast advantage in experience over what you can provide yourself...

I think the sweet spot for a mentor is 3-5 years ahead of you in experience, age, or goal seeking.
