And most folks are not aware and they dont address it up front and have that condition altered or removed.when i had my big lending lines back in the day we did this.. most lending lines can be frozen and called.. this is why you see lenders all of a sudden pulling out of the market the LOC's have been frozen or called..

The thought was to have it pre-cooked/ frozen/ already prepared to avoid the bed and breakfast route.

One guest group closed air vents, so the coil was frozen ....

A credit line can also be frozen at anytime and that has happened often historically especially around the time of the last crash.

If it's frozen water pipes (and perhaps this is unusual; however, I don't know how "brutal" your weather has been where you are in NC.) 

I just hope there isn't much mold or frozen pipes that cracked since the home has been sitting vacant for about two years.

Ever since we closed on this duplex my mind has been thinking about the next move, we have saved up some money but I don’t know how to leverage our current property and turn it into a second duplex, I feel a bit frozen and would love some suggestions as to how we can start growing, what should our next step be? 

My limited experience with HELOC's is they can be reduced or frozen and as a result the money can end up being unavailable at an in opportune time. 

I've seen others have funds stolen, paperwork destroyed when they fired the PM, bank accounts maliciously frozen, and other things along those lines.
