I initially thought I would loan money on a short term basis to a group that bought, rehabbed and sold properties, but discovered other opportunities once I networked with other local investors.With a variety of investment options, I met with real estate attorneys regarding required documents and to figure out what their involvement would be with each investment.

I began my experience with Real Estate by connecting and discussing career paths with a variety of professionals from a CBRE broker, an alumni in wholesaling, and local investors.

Was in a meeting yesterday .. looks like the bloom is off the bud on the Cannabis at least as it relates to growing the flower.... prices quoted were down to 400 a lb.. from 2500.00what are other seeing out there.. is the future of this in the OILs and medicinal .. not the actual flower and weed ???

If you like personal finance podcasts, I would recommend the new BiggerPockets Money podcast, as well as Radical Personal Finance (some of his episodes can be very long and drawn out, but there is such a variety of topics covered).

The thinking is wealthier clients tend to be more experienced with a variety of investments and have investment "savvy", can understand risk and absorb losses easier and can understand these complex investments better.  

I'm into fix and flips or BRRRR but enjoy working with a variety of investors. 

Maybe this is the case in Las Vegas, but across the country people are using HML in a variety of ways to finance first deals.
