Personally, I'm well-insured with homeowners and umbrella but because I buy and sell through my LLC, my homeowners won't write an endorsement for vacant property coverage and my umbrella won't cover any claims.So, I'm thinking about a vacant home policy but they're so expensive.  

. - Endorsements - Back up sewer and drain is a coverage I wouldn't do without.

I have had several brokerages institute high minimum liability limits ($250k/$500k/$100) for their agents and have their personal auto policy include a "business use" endorsement... but asking every agent to get a commercial policy and name them as AI is over the top and not reasonable.

It's a separate endorsement/line item and it's not cheap.

I'm not endorsing them but they have been around for many years as a commercial lender.

Since I don't have a lot of info I still can't really endorse them, but you said they are $10-$20K to start and that isn't quite true.  

However, in addition to the sponsor’s equity and the equity contributed by regular LP investors like me, there will be an investment fund that will take a majority interest that will significantly outweigh the equity position of the sponsor and the small (lets say retail) limited partners like myself.Under this scenario, on the one hand, I kind of view this as additional endorsement of the deal.

@Tom Donnelly I am paying $1200/yr on my 3/2, but I was fortunate to get USAA to write the property with a STR endorsement.

Certificates of Insurance:Trade Contractor shall furnish certificates of Insurance and applicable endorsements to Contractor before Trade Contractor commences any work.
