There is more to the egress window than the dimensions of the opening - the window sill must be within a certain height range as well. if your basement walls are poured concrete with rebar inside, you will find it might be quite an effort to enlarge the opening if the opening is not already big enough for the egress window.

He already run the same business this will be a added location and new clients, but instead of renting, which he is doing today, this will me a more established and tailored to need facility/Location. all he needs is a Industrial flex space of specific dimensions.

Depending on the building code, if the space is large enough to hold more than 49 people you will need 2 exits separated by 1/3 to 1/2 the longest diagonal dimension of the space.

IMO 8 feet is an awkward dimension for anything but a bathroom so you would need a sandwich at least 2 together to make it feel like a somewhat normal home.
