That's going to dictate which market is right for you...

Life happens, people get caught in the middle, and while I may have a giant heart, when it comes to business, you can't always let that dictate your actions.I actually just had a very similar thing happen.

That may dictate the direction you can take.  

The other issue is that you are unable to dictate who pays for the online tenant screening... now the applicants should always be paying for their own screening but think in terms of applicants wanting to fill your application during the showing and pay for the screening right then and there. 

As a senior associate at a "Big Dog" group, I recognize that the market dictates the margins.

True diversity can be achieved and control is yours to do as your experience and knowledge dictates.

From my experience they are conservative and overshoot the costs.The lender dictates loan origination costs and appraisal costs. 

Lenders can dictate terms based upon their risk factors and can enforce DOS.Owner occupied... add spouse/children after closing and DOS cannot be exercised.

That doesn't mean I ignore the math but find the 20% that dictates 80% of the outcome.
