In his defense, he has taken a lot of his time to show me other places over the past couple of months, even on weekends and properties that are geographically far apart (45 mins+), but lately I just feel like he doesn't even want to deal with me.

I have no problem doing that as well.The tenant lease expires in within the next 100 days so I kept that in mind as well.I suppose the nature of my question puts me on the defensive but I must repeat I still haven't received rent for this month with a voice mail saying the tenant must have sent it to the wrong address and the check IS in the mail.

We never go more than $25-50 below market rent, you are better off having a longer vacancy and renting it at the higher rate.I'll admit that as a landlord I would prefer fewer people living in my units, but my criteria and decisions are based on other defined and defensible criteria.
