Charge based on number of Occupants

Is it legal to charge based on number of occupants. We would like to charge 10% per adult or 10% for 2 kids if the kids are below the age of 18. Would stating something like this be illegal.

We have priced the rent very low and could potentially get 200 - 300 more but if it is 2 occupants we are ok with the rent we listed.

This property is in Los Angeles. CA

Be careful with that idea.  By charging more for a child, you might be cross in over into discrimination against families with children.  Tenants cannot be charged more or a different rate for having children. I'm not sure what the rules are for unrelated adults.  I'm assuming there is no issue setting different prices for 2 or 3 adults.  I suggest you don't advertise or communicate any of this info to prospective tenants until you've gotten solid legal advice.
