Looked at Colorado Springs and a few other places, but fell in love with Raleigh for the trees, access to both mountains and beach, and STR does really well here.

There's no reason why it should take that long but everything there seems to move on mountain time.

Alot of the value at least in the SF bay area is again lack of land just look at a map.. bay in the middle big mountains all around the bay with limited develop-able land.. so lack of supply TECH and high paying jobs creates stunning values.  

My intent in posting here was to get advice/perspectives from other people to bring to the table when I talk to my agent. 

Get's rid of the slimy sellers and the weasels in the business.A broker/agent wants to know UPFRONT if they are dealing with a sleazy seller that will not properly compensate a broker/agent for bringing a competent buyer to the table.  

I'm a big fan of the Yukon Solo Stove with stainless steel lid, which turns into a legit coffee table when not being used for fire - it isn't the cheapest set-up in the world, but the one I put into one of my LTR properties 3 years ago still looks nearly brand new, and was a huge selling point when I was getting it leased out.  

Think 5nights a weekx4hrs let's say 6-10pm waiting tables, or driving Uber or if you have the skills something that pays way better.
