Gut feeling, you need to spend a LOT more time educating yourself before investing.If your market is truly white hot, you could rent a cardboard box.

Local lenders are often more flexible (working on weekends, after hours, thinking outside the box on how to get you qualified if it's close) and respond faster (in my experience) than the "team" that large lenders have.You may have a relatively new real estate agent; you may have an experienced agent...don't know.  

Investors do "outside the box" transactions, which mean their requests will be the oddball cases. 

If you get caught in year 10, then maybe you've already made money, but if it happens in year 1 (at the same time you just spent 50k on rehabs and your furnace goes out), then you're in the hole and have no way to get out.

That is something that we pride ourselves on also have had appreciative Borrowers/Customers where I've spent more time with them to share experiences of what can go wrong and what's most advantageous and not just stick with the sales pitch.
