Jerell,Credit and rental history are probably your biggest worries - i.e. do they have the funds to pay and will they pay, and do they owe to their prior landlords.

It's much cheaper to pay a professional that keeps you out of trouble than it is to pay an attorney to fix the problem.

You still need to do inspections etc. and you are just paying an additional fee.

With interest rates so low we have refinanced into several 15 year mortgages with the goal of quickly paying down/off a few properties.
