It's got pine floors that I prefer to refinish with a light color but am open to suggestion there, too.  

Chris, I certainly would be happy to help you anyway I could - I don't think that student rentals is light years away from what we are doing.

I am not sure how someone would have a justification for taking the landlord to court for high electric bill unless there is a foreign load on the tenants electric (even just a common light can derail you).

Heavy use=low restriction, very light use=high restriction. 

Feels light, I am guessing you are cash-flow negative when you factor everything in.  

Does anyone have a good estimate for building new (~1,800sf) on medium slope in light forest area?

I just submitted a list of about $2,200 dollars worth of tile and lights to Home Depot to the pro desk to see what kind of discount I could get. 

I watch the drywall installers just whip through the drywall to make outlet holes, light holes, switch holes, etc.
