My brother and I co-own a 4-unit building that we had originally planned to rehab through 203k financing (the property is fresh out of 1970 décor, built in 1910).

I will be working to try to get it taken off my credit report through the "Fresh Start" initiative.

So, after running the numbers and looking at options, we've decided to sell and start fresh with the equity from that property to build cash flow from new buy and hold properties.We'd like to keep things local to start, so we would like to connect with sellers, property managers, and contractors around the KCMO metro (especially the Missouri side - Lee's Summit, Blue Springs, Independence, Grandview, Belton, Raymore) and around Springfield, MO (Nixa, Ozark, etc.).Looking forward to learning all I can from everyone here!

@Tamas ZsebeIf you were starting fresh with a new lease, I would use something along the lines of the approach described by @Joel Owens.  

Rather than teach the same thing over and over, he keeps it fresh by adjusting the game plan he gives you for current market conditions.  

I'm also very fresh to all of this.

Just like tons of fresh out of the gate investors, I'm struggling to get my foot in the door with my investing career.  

The husband has been working for a trucking company until last year and currently he works for himself and provided good income history.My personal search revealed he was involved in a hit and run last year and luckily it was not fatal, but I am guessing he was let go of the company and started his own.Add to the twist, zillow and redfin says their current residence was foreclosed in June but since it is so fresh not showing up on their records, the county record still shows their name.When I asked him indirectly about the traffic violation he admitted it was an accident and I can certainly understand it was an accident and he made a bad decision not to stop and I am okay with it.But the foreclosure finding has made me thinking and have not brought up to him.

I would like to say to give her 1 chance to start fresh but her attitude BEFORE she got the call from Section 8 saying "you don't fix it I'm moving out" shows her true colors.
