Eager to get to work in Southern California

Hey Biggerpockets!

My name is Richard and I'm brand new to real estate. I went to a "life changing" seminar where they wanted $10,000 upfront and at least $90,000 disposable. Obviously as a starving college student, this program wasn't for me (I felt like these guys were snakes too), but I was very interested in the idea of wholesaling or creative financing. I'd love network with other investors in the area and abroad about how they create success in the arena of real estate. 

I also have my property and casualty insurance license for the state of CA, how could I put this license to good use in this field?

Any and all recommendations/advice would be much appreciated.

Richard, you're going to pay for training one way or the other.  Either by buying it from the proper trainer or through costly mistakes.

That being said, you were right to be skeptical.  The seminar business is a dirty business, and unfortunately, many of the "seminar guys" out there have one agenda: feeding you enough content to keep you in the game but not really teach you anything you can monetize until you have exhausted your savings and maxed out your credit cards. I know people who have spent $45,000 or more and not done one deal.  Sad.

I was fortunate enough to latch onto a guy over 10 years ago now who taught me a recipe for wholesaling that has put money in my pocket many times over.  He's still around.  Rather than teach the same thing over and over, he keeps it fresh by adjusting the game plan he gives you for current market conditions.  He and I stay in contact today, and everything he has ever taught me paid for itself in about 12 weeks.
