Hey @Tomás Gonzalez I understand the situation you're in, to avoid doing so much cold calling send out mailers, I use propstream and send them out and typically just get phone calls from people that are actually interested. 

I was cold calling and before I knew it I had someone who wanted me to come over to potentially list and I had no idea what to do for documents.

It's not a matter of being cold or heartless, this is a business not a social program.

Single family homes tend to appreciate more than condos but condos are relatively cold right now so could go either way.
