Confirm (or request) that a Debt Service Company is used    - not just a promissory note for the upfront financing/funding

There is No rents to see if it will support itself after the refinance, so its tough to speculate on ROI/cash flow on a long term investment.

But after speaking with others I'm starting to think that the ADU conversion may be more trouble than it's worth.
