I unintentionally began investing in real estate about 3 years ago while in the military by using a VA loan to get the home, then renting out rooms to coworkers.  

I have always had steady income just from different companies and places as I was traveling from New Jersey and West Virginia University alot for school.

Some of investing will be outside NY and am currently looking into Virginia and Maryland .

Rate has everything to do with LTV, term and credit score and rates vary depending on the program (Fannie Mae, FHA or VA) Fannie Mae rates are higher, FHA rates are typically within the 3-4% range and VA rates are the best-one of the perks of sacrificing for your country 4.
