If I were to sell a partial or whole note I would offer a guarantee in order to hopefully make up for the fact that I service my own notes.

My house was built in the 50's so I can probably guarantee it's going to be the small one although the meter unit looks as modern as the ones anyone else has...We could tie into my neighbours sewer system (I'm joking but actually there must be sewer close to where it is as it would be between two houses not behind).

If I require a credit score of 750, that would dramatically reduce my risk but it's still no guarantee that they'll be great tenants.

Section 8 is somewhat guaranteed income, but in some places attract the worst of the tenants.

As we all know, investments come with risks and no return is guaranteed.  

So now I am occasionally vacuuming, and waiting to see if the fleas come back.The exterminator provided a 60 day guarantee.
