Each of these steps are limited by cure times, drywall mud prevents you from moving forward until it's sanded and dried at least 2 coats, the mortar for your tile & concrete for your tube need to cure, then you have to grout and let that dry before you can even do anything else.

Now rates are less predictable BUT if you can swing the additional payment I say keep your "dry powder" available in case you find a great deal in the future.

I’m not so much concerned about mold, it’s everywhere, or radon, I live in the Granite State , but I’m concerned about the center support beam that’s got severe dry rot and there’s no way to get a new beam in without taking out an entire side of the house.
