Hey BP, I am toying with the idea of sending my direct mail pieces written in Spanish to addresses that are predominantly Spanish speaking because my farm area has a lot of Hispanic people living there. 

In the past 3months I've sent out about 6,400 mailers to UNIQUE addresses.  

You can always design an Excel workbook the specifically meets your unique needs.  

However, every deal is unique and has its own risks and rewards that must be weighed. 

I brought it to the rental calc (not a paying member yet so I only get a couple more tries at that fun toy and I can't print a pdf for your perusal.)This guy bought into a franchise business called HomeVestors and he is flipping.  

I have a project management background and think I'd enjoy the unique challenges with real estate projects.

This sounds like a unique situation.

I used to do this but it's sort of a waste of time (maybe you can make more money at you job or sell some toys).

What I've learned so far is each deal is it's own unique financial situation that can and will change over time.
