@John Majoris Yes, tenant will be charged cleaning fee, I only added it in for cleaning supplies and miscellaneous things like toilet paper and paper towels.

Was the toilet leak the flap or was the toilet leaking water to outside the toilet?  

It was condemned and being squatted on by meth users.
