It's possible to do it for less, but deals will come a lot slower and you'll be doing a lot more individual hustle and grind.Think about it: there just aren't that many people willing to give away tens of thousands of dollars. 

However, half duplexes are sold much slower than a full duplex together.

You retain the choice/option vs locking yourself into a 15 year, and the bank dictates that you pay them that payment regardless of what you may go through... loss of job, medical, etc. 

@Jimmy Lieu using that thought process would you use a 3rd year medical student for brain surgery at a vet clinic?

Conveniently located 10 minutes from the University of Notre Dame, and 2 minutes from the Johnson County Regional Medical Centre.

If you are looking to take a slower approach and don't need the cash to buy something else, then re-evaluate in a year and keep working towards that next property in the next 6-8 months.

There are a lot of medical, tech, and military jobs in the area.
