Others differences that jump out: loan parameters are stiffer (usually 20 terms on a mortgage instead of 30 year), commercial insurance will be more expensive, appraisals will cost a good bit more.

Yes, you can ask them to be out by 10/29, but if they don't leave what will it cost you in terms of eviction costs, lost rent, damages, etc.2.

That ship has already sailed, but all of the stuff we do is within 10 min of downtown...lots of gentrification, and even though that's not our play (we're all about cash flow), there's lots of potential upside for appreciation.
