Not renewing Lease

I have a property rented that has been problematic from day one. While they've paid rent on time each month, the wear and tear along with the mess are too much to continue lease. The Lease runs through Oct. 28th. I'm going to let them know this week that I don't plan on renewing lease. That being said, can I tell them that they have to be out by the 29th? Not sure what the rules and law are since this is my first rental property. Located in Allegheny county, Pennsylvania.
