@Kevin Lisewski,  I feel your pain; same experienced few years ago with out of state investment condo.  2 days prior to close the lender 'took closer look at condo docs' and because the building over 50% rental, refused a conventional loan but would offer 9% loan available in next 2days.. which he denied was hard money.

I feel your pain though, I think in businesses it is even more important to have a solid broker and there are very few of them around that can adequately assist a seller/buyer.

@Elizabeth Lee LA county is really a pain with transfers between entities and even deaths where the tax assessment should not increase, as painful as it is to pay a lawyer, do so, if you did everything correctly they'll know how to fight it much better than you.
