Specifically you should 1) visit open houses, and chat up the agents at them, 2) visit every new home or condo developments and talk to the sales staff, and 3) drive neighborhoods to get a feel for them.That may sound like a lot of work, and you may get by without doing it, but in the end it will give you a huge competitive advantage and help you find better deals.

They took advantage of the renters with hugely overblown fees, they hired unprofessional and dishonest staff, and they didn't allow enough in the maintenance budget to repair anything properly.
