I don't think that your friend could replicate his success starting today and going forward over the same time span.There is no one path to real estate riches.

Don't be fooled by the "pro", I already gained enough information from this site that I already felt like I had to give back before moving forward. 

I haven't used Patrick myself yet but he was recommended to me for training so i'm just paying it forward.

I found a really great local realtor who has been able to visit some areas/properties and do initial research, etc. and then I drive up once we agree to move forward with an offer.

After hearing this weeks webinar on multi family by Brandon Turner, I have decided that it is time to take action and move forward in this journey to financial freedomI am 27 years young and like to be outdoors and travel.  

I'm here to be in a vibrant city and economy where I can hopefully forward my career and knowledge in my chosen field of work. 

Put a clause in your leases going forward about what can be flushed and cannot and chalk it up to a lesson learned for all involved.
