Talk to a few F&F lenders about % of ownership requirements to be the guarantor, and if there's a % of ownership which REQUIRES you to be a guarantor on the loan. you can avoid this headache by being strategic as to how the loan (and the LLC) is structured while you wait for your scores to improve again.

Investors are desperate to find "deals" and buying at auction feels like a deal, even if it's not.I've been to auctions where people pay market price for a home that is clearly a fixer-upper, meaning they will be under water after renovation, even if they don't consider the cost of their own labor.

@Theresa Harris the ruling require exclusivity to the listing agent’s listings… one just becomes a client of the agent, who you happen to meet at one of their listings.

Something like that where you are paying a la cart fees that are applied at close under the buyer-broker agreement and commission agreement.Its going to be fun to figure out this year and next, I’m building basically a subscription based brokerage right now anyways where they sign up for the “plan” that suits them which will require the mandated buyer-broker agreement and commission schedule.
