@Jacob Garcia no needs to get an agent involved, the wholesaler probably has a preferred title company (the one mentioned on the original PA with the seller), get in contact with them, and review the closing docs.

You also want a RE Attorny to review your offers and closing disclosures and it would not cost much.

To keep things simple, most inspectors should have reviews on Yelp or Google.

Try not to penalize the owners with a bad review.

Each month a designated member will select a property to review.
