It's like any other negotiated term. yea i def want to use mine and have my buyer cover the all the closing cost. but if it mean losing the deal then i might have to budge. want to get my first deal under my belt lol

Because of this, I typically send off-market deals to my more experienced investor clients and on the other hand, I tell my newer clients that they should close a few deals and get more experience under their belt before jumping into off-market/wholesaler deals.

We have another ~$60k in retirement accounts that we would prefer to not pay a penalty on.Waiting for our capital to grow is one option, but I'd like to get at least one more property under my belt before rates start going down and retail buyers start to enter the market again, which I think will drive prices up further over the next 2-4 years or so due to the severely low supply.

Oddly enough the vast majority of person who buy the Guru packages DO have tons of YT time under the belt, are on forums, have studied to the n'th degree and often have it down pretty good.
