Anyway some small advise from me (I am an Energy auditor myself):1) check on the insulation of the wall2) check if there's any leaks/gaps at the windows3) if your office is facing the sunset, then you may consider low-E graded glass4) you are using your office during daytime, solar air-cond can be considered in this case5) change your lighting to LED type.

Have your PM check at least every 3 months on the unit by changing air filters then you can see how the tenant is treating your unit and appliances.

I distinctively remember the fear of the unknown the first night that I slept in the place on an air mattress.

Live upstairs and air bnb the downstairs and you would not have to worry about the zoning.
