Under Contract on 1st Property! What to Improve?

Hi ya'll!

Look forward to being one of the experts on here eventually and being able to help people like myself out, but for now I have a few questions. I just got under contract today on my 1st official rental unit! WOOOO!!! 

Here's the deets:

$35K purchase price

Located in SW Missouri

576 sq ft

2 beds

1 bath

1 car carport 

New furnace, re-shingled roof (2nd layer) both in 2018

Rents on units here go for $550 low end to $700 high end on this sq ft and 2 bed 1 bath. 

Here are the items I'm considering:

*Central air vs 2 or 3 window units. Currently there is the furnace and ductwork ran but no a/c at all. 

*Upgrade single pane windows to double pane

*Upgrade 2 prong outlets to 3 prong grounded - electrical has already been upgraded to copper

*Add privacy fence - property backs to busy road

What routes would you take on these if any? Or should I wait out everything besides the a/c issue and do upgrades slowly?
