After that - should it just be cold calls/coffees with brokers, just trying to get my name/resume out?

It's always much better to contact someone after you've met them and had a meaningful (even if brief) conversation in person, than a cold call, email or (worst of all) text.

When I got into CRE I networked my *** off, cold-called and e-mailed the heads of all the brokerages, got interviews, and ended up getting offers from CBRE and Cassidy Turley (now known as Cushman & Wakefield).To enter into CRE brokerage you need hustle.

I Cold called this seller and played the follow up game, I was nervous and didn't have a dime to my name to get this deal done , But I did not allow that to stop me from getting this deal done .

These pipes are all type M copper, which has already resulted in a pipe burst last week, and I'm getting them replaced with type L copper along this wall.Upon opening the wall I realized there's zero insulation, which makes sense because it's always cold in the living room. 

I was super broke when I started, and got going by cold calling ads off of Craigslist. 

@Ryan Redenius - that level of cold was historic and only happens once every few years.

Offering coffee/tea/snacks on a cold day should be done for any person. :-)  but from my expirience they usually say “no thank you”.
