You've got a wide range of responses already here and it most certainly depends on your market! 

We are seeing that here in Columbus OH with lots of major companies developing out here like Intel, Meta, Amazon, Honda, etc.

My best advice would be to study up on what areas you think you want to target beforehand, so that when you get here, you're ready to go!

I won't dive into that evaluation here, since this thread is about due diligence, but just keep in mind every park is unique and without understanding all the variables, it's pretty common to misinterpret the value the park.
