I'm not from there, but would say that we would choose a modern looking cabin over the dated log style and bear decor.

Also include a clause that if their use/misuse of the space causes an increase in your insurance costs they bear the full burden of that increase.John,If you have not spoken to your agent about the Commercial use of the property (Repair Business), I would suggest doing so,   Most Homeowners policies are not designed for a non-residential use.  

As a side note this is so common in Texas I left that market .. virtually every flip that we did with an FHA loan did not appraise and of course the Buyers were either unwilling or more to the point did not have the money to come up in price.. so as a seller you either grin and bear it or you cancel..
