However they have some great features for tracking warranties, appliances, and other items needed to track.

Sounds like you need to buy one and have this feature to fulfill a need!

And, does your side have the same features and layout that would comp it with the others? 

While a 90 day purchase guarantee is a nice feature, I'm less concerned about the disposition of real estate so much as the acquisition.
