Do listing agents show properties anymore?

What is YOUR experience

Even before Covid was your listing agent actually going and showing houses to potential buyers and sellers?

Had a situation today on a house I listed with an agent yesterday
I happen to be at the vacant house when a potential buyer and their agent showed up

I was just there to water the new sod.  Told them to make themselves at home   They accessed the property via the selling agent’s lockbox

As they were about to leave They asked if I could show them the property lines.  It’s 5 acres

They asked some other questions and left
It occurred to me am I losing out on potential buyers because no one is there to show them lot lines etc?

All of my fix and flips are on average with features which need to be pointed out as opposed to being able to just read about them

What do you think?

Based upon the value of the houses I will be selling this year, I wonder if I am better off hiring a full time agent to show only my houses?

Anyone ever done this?

Perhaps this is a topic for another thread?

For uber-luxury a lot of sellers require their agent to show the property, but if you want maximum showings that's what the lockboxes are for. I put on a listing on WED morning and we've had 58 showings scheduled and 40 groups through our first Open House today. If they have questions, they text me, or I've already answered it by having it in the documents on the MLS or in the house on the table.

I take it you are not selling properties with acerage which need in person interaction so buyer and buyers agent know exactly where the lot lines are

if you have a way to convey that in a text I’m all for learning your tactic

jonathan why do large housing developers have onsite selling agents?   Do they allow you to bring your own sellers agent do you know by any chance?  I’m clueless in this area and am here to learn how to maximize my profits
