It's a highly nuanced industry that isn't very regulated so you will need to know what you can and cannot do legally and then create some personalized guidelines around what you want to fund and what you want your returns to look like.

I'm seeing some good potential Section 8 properties on the MLS lately in the Cleveland market, it really just depends on what your price point is and the types of neighborhoods you're targeting, but I've definitely been seeing some good ones on the MLS over the last few weeks.

Can you build a team local and in an away market--yes.

If you're planning to invest in another market/out of state, you want to really understand the market.

Just curious if the numbers look right to experienced wholesalers before I lock it in...Let's assume the property is in a healthy market area and that my ARV is correct...
