Karran Gupta Jersey City Investors - Experience w/ permitting 2020?
21 May 2021 | 4 replies
@Karran GuptaHi there,I found the Jersey City departments very helpful and informative when I called.COVID messed up my plans so I didn’t go through with the permitting process yet.I would call them with short clear bullet point description of what you are doing. They will explain the steps to you. Then ask roughly how long a permit similar to yours is generally taking at the moment if there are no issues.I can tell you that they guarantee you an approval or denial within 20 business days from the time they put it into the system. The steps that lead up to that are few and somewhat reliant on your doing things right as much as Jersey City. You could also hire an expediter.

Work with a good INVESTMENT agent in the area you want to buy in.Here in columbus ohio if you tell me you want 10+% cashflow and value add and have 20K, I'm going to recommend you house hack and put 5% down and do some light cosmetic work while you live on one side for a year in a B-C neighborhood. Not much can go wrong when you buy a 150K duplex that you are living in as long as you run your numbers and do your due diligence :)It won't be a home run but gets your feet wet and you'll learn a lot and buy better and better deals as you go.

Dharm Mehta Please please help address this question on syndication deal

My question, if any expert can please help; is if the General partners are not bringing any dollar to the down payment, is it reasonable for them to charge property management fees of 5% as long as they run the property and is it also ok for the other general partner to collect Realtor fees at the end when property sale occurs taking 3% of sale price.
