Courtesy letter to tenant of new property

Hi all! 

Looking for some advice regarding a duplex that I will be closing on within the next week or so. It is currently fully occupied with month to month tenants. I am going to be house hacking so I will not be renewing or offering a new lease to one of the units (the tenant has breached the current lease agreement anyway so I would not keep them even if I was not house hacking). This is my first investment property. I already have the lease agreement and paperwork together for the tenant that I will be keeping. My concern is that I need to be in the other unit within 60 days. I am going to give the current tenant 30 days notice to find new residence as soon as the closing document have been signed. The question I have is whether I should send a courtesy letter ahead of time letting the tenant whose lease I won't be renewing know that they need to be looking for new residence as long as the sale goes through, or if that is too much of a risk since things are not finalized yet. Not sure of proper procedure here, just don't want to be inconsiderate given the holiday season so I would like to give them more notice if it is appropriate to do so.
