How to structure a owner finance deal?

Hello again everyone!

I’ve been searching for seller financing and a lot of the property owners know what terms and down payment they want however I’m in a situation now where the owners are willing to do seller financing but don’t have terms in mind and are open to suggestions.

I'm looking at this property to use for the BRRR strategy, however compared to the other houses in the area could be a fix and flip.

With the asking price of $68,000 how could I offer a deal with the BRRR strategy in mind?
